Demolition and abatement of a 4-storey, 17-unit walk-up apartment building built in 1982. The building sustained a roof fire in June 2023, which extensively damaged the 4th floor and roof assembly. Lower floors were exposed to water damage and the resulting mold remediation from the 2024 post-fire cleanup reduced the overall stability of the structure.
Hazardous abatement was required for lead paint and the removal of exterior stucco and parging that contained asbestos.
Managing High Risk Demolition: A demolition plan was developed to use materials from the existing structure to construct a ramp, allowing the PC360 excavator to reach the roof level. This approach mitigated the risk associated with the building’s close proximity to the neighbouring building on the south side, providing better reach and control to prevent debris from falling in that direction.
Following the completion of demolition, the site was topsoiled and seeded.
